Manchester is a development in the mid-sized master planned community of Northpark Square in the city of Irvine. Manchester is bordered by Irvine Boulevard, Culver Drive and the 261 Tollway. There are 95 large, detached, two story single family homes. This neighborhood was built by Lennar Homes in 2002. Architectural styles seen in Manchester include French Quarter, Mediterranean and European. There are three distinctive floor plans with four or five bedrooms and three bathrooms. The square footage ranges from 2,850 square feet to 3,375 square feet. Lot sizes are between 2,900 square feet and 3,400 square feet. All homes have a three car attached garage. Manchester home prices range from one million to 1.4 million dollars. The Northpark Square homeowners’ association has many amenities for residents to enjoy including a clubhouse, a junior Olympic size swimming pool, outdoor amphitheater, spa, basketball court, barbeque and picnic areas. Hiking and walking trails can be found throughout the community, specifically Mountains to the Sea Trail and Peters Canyon Trail. The homeowners’ association fees are approximately $82 per month. Manchester students attend schools in the Tustin Unified School District, specifically Hicks Canyon Elementary School, Orchard Hills Middle School and Beckman High School. There are shopping, dining and entertainment choices within walking distance at the Irvine Company Shopping Center.
